This beautiful Epsom family home had a hidden problem that most visitors would never have noticed.
Underneath the tired, dated bathrooms were leaks that had been quietly causing damage since the day the family moved in. When Fiona got in touch with us, the brief was clear – six bathrooms and powder rooms, all needing attention.
The problem beneath the surface
Internal plumbing leaks, outdated fixtures, and bathrooms that simply weren't working the way they should be. A cosmetic refresh wasn't going to cut it. Because the scope involved substantial layout changes and additional fixtures, the project went through the full building consent process – the right call, and one that gave complete peace of mind that everything would be done properly and to code.
We stripped every room back to the frames. New plumbing, new electrical, new waterproofing throughout. When you're dealing with leaks that have been there for years, there's only one way to fix it properly – and that's to start from scratch.
Getting the floors right
The brief called for level-entry floors throughout, which sounds straightforward – but the existing floors had been sloping away gradually, the result of poor workmanship from years gone by. To sort it properly, we ripped everything up, exposed the subfloor, nogged, packed, and levelled before re-laying the new flooring. It added time and effort to the job, but it made a real difference to the finished result.
Six spaces, one cohesive look
The design called for a palette of warm neutral tones, large-format tiles, and brushed brass tapware and hardware carried consistently through every room. Our job was to bring that vision to life across all six spaces – and to make sure every detail was executed to the standard it deserved. The result is a series of rooms that feel calm, considered, and distinctly connected.
Our favourite detail on this project is the angled shower in the main ensuite. Rather than working against the existing roof structure, the design leans into it – a frameless glass enclosure that follows the roofline. It's not something you see every day, and it works beautifully.
Custom vanities, built on site
Every vanity in this project is custom made. A couple were framed up and lined by our team directly on site, then fitted with benchtops and understated brass hardware. Each one was designed to suit its specific space – and built to last.
The outcome
Six completely transformed spaces. No more leaks. No more sloping floors. Just beautifully finished bathrooms that work exactly as they should – and look like something out of a design magazine while they're at it.
